123GA – Kato Chora – semi detached house | € 250.000

The property is a two story house (138 m2) in excellent condition on a 183 m2 land.
Each floor has a separate yard and a separate entrance and the two floors also communicate
with an internal ladder. In total there are three terraces with great views.
The ground floor is 85 m2 and consists of a kitchen/living room, bedroom, bathroom, storage
room with washing machine and a hallway.
The first floor is 53 m2 and consists of a large living room/bedroom and a master bedroom.
In the master bedroom it’s possible to easily convert the closet to a small WC.

The house is within the protected heritage area of Kato Chora in Kythira and in particular a few
meters away from the entrance of the venetian castle (historical site).
Kato Chora is located in the west of the island and is one of the three settlements that belong
to Mylopotamos village. It is the first settlement of the village and was build there due to the
protection from pirates provided by the location: hidden within the hills, but also with view to
the sea.

The house was restored in 1995 and it now offers all modern comforts. It was in ruins at the time, but luckily all the basic elements of the house were intact. (See photos).
Especially the bedroom of the ground floor, the traditional “kamara” was in excellent condition.
It was the first part of the house and it is estimated that it was build a few decades after the
nearby Venetian castle (1565). This is indicated by the escape door and stairs towards the
castle, build to be used in the case of a pirate emergency!
