Villa Anassa is situated on the quiet, unspoilt island of Kythira, which although attracting some tourism, is still very much a naïve island destination. Kythira remains dependent in great part on it’s traditional farming and agricultural rhythms, reminiscent of a nostalgic Greece some 40 years ago.
Villa Anassa is located just outside the quaint hill-side hamlet of Gerakari (Geraki = place of the raptor) perched at approximately 400m above sea-level at the edge of the largest forest on Kythira.
The altitude and cooling breezes offer some respite from the very hottest summer temperatures.
Gerakari forest and adjacent sea area is granted NATURA 2000 status which offers a protected habitat for flora and fauna including rare orchids, dwarf tulips, narcissi, gladioli and iris’s, as well as a large array of migratory birds and protected raptors coming through annually.
Villa Anassa holds a commanding hilltop position with spectacular 180° sea-views across to the southern tip of the Peloponnese (Cape Maleas). The main house features an imposing front door with a neoclassical carved stone portico opening into an opulent entry hall with stairway to the upper floor.
A pair of French doors leading off the entry hall onto the seaward- facing veranda flood the hall with natural light and present the first glimpse of the spectacular view.
The hallway leads to a very large “Provençal-style” bespoke kitchen fitted with a Boretti range cooker (hob & oven), integral Franke work-top compost bin, a large butler’s sink with industrial kitchen tap incorporating an extendable rinse-sprayer, and a second service sink. There is plumbing for a dishwasher and space for a laundry dryer.

A further pair of French doors to the south lead to a magical enclosed, roofless courtyard (or “AVLI”) with a large sea-facing window. The courtyard floor is laid down to traditional stone cobbles “KALDERIMI” and as a centre-piece boasts a prolific mature potted lemon tree set-in a hand-made wrought iron stand.
This magical, cosy and protected space is used as an ‘al-fresco’ eating or lounging area serviced by an outdoor kitchen counter area with antique marble sink. A charming traditional stone “fourno” or wood-burning oven occupies a corner in the avli, with rustic adjacent stone steps leading to a roof-terrace enjoying all-round views.
Leading off the avli courtyard is a single en-suite bedroom, with fittings for an air-conditioning unit.
From the courtyard, a door leads to a hidden outdoor laundry-drying corridor where no unsightly hanging laundry is in view.
The avli also has an outdoor shower and a large double door leading to the main sea-ward terrace and pool area. Lastly, a further large service door leads directly from the avli to the front of the property’s driveway for loading and unloading convenience.
Opposite the kitchen from the hallway is a luxury suite, built in exposed natural stone being of “Kamara” (barrel-vaulted) construction, with large windows facing the sea-view, and a spacious lounging area. This exquisite room features a large open fireplace, above which is a hidden facility for a large TV.
This extravagant suite with crystal chandeliers utilises the adjacent bathroom suite off the hallway, (shower, wc and stone “hamam” hand basin).
The kamara room can also be used instead solely as a lounge, and is fitted with an inverter air-conditioner for cold and hot climate control.
From the hallway an impressive stone stairway with made-to-measure wrought iron handrails leads upstairs. Under the stairway there is a storage room with plumbing for a washing machine.
Off the upper landing a large open-plan first floor room may be used as an office, or private lounging area (pyjama lounge). It is fitted with floor to ceiling bookshelves and cupboards on one wall. This space is bright and airy, featuring French doors to the front garden view with a “Juliet balcony”, and windows to the opposite sea-view. It has an access door to a large roof terrace enjoying spectacular all-round views.
To the right of the stairway, the upstairs master suite comprises an ample bedroom and lounging area with a pair of glazed French doors, one leading to a balcony overlooking the breath-taking sea views and the second, with a Juliette balcony overlooking the enclosed courtyard and the mountains beyond. On the ground floor seaward side there is a long veranda running almost the entire length of the house which, whilst enjoying total privacy also takes full advantage of the outstanding view. This space can be used for lounging, star-gazing, or al-fresco dining.
On both sides of the veranda, attractive stone steps lead down to ground level. The north side gives access to the Byzantine Chapel, gardens and pool, whilst the opposite side grants access directly to the pool, gardens, Oleander Cottage and storeroom/pool pump house.
Below the entire raised sea-ward veranda is a large storeroom which houses the oil-fired central heating system, fuel tank, pool pump equipment and also a STERNA (water reservoir) of approximately 25m2 which collects winter rain water and or municipal water for storage and connection into the house mains.
The attractively designed pool area is surrounded by gardens, allowing for shaded or sunny seating and lounging areas, all designed and built taking into account the extraordinary views and remarkable privacy being not overlooked at all.

Lying to the right of the main villa is Oleander Cottage, another self-contained cottage or guest-house.
It is accessed via its own entrance through an impressive natural carved stone archway which opens into a private enclosed courtyard with an outdoor shower and kitchen (antique marble basin and drainer).
Entering the cottage via a half-glazed door, the cottage itself is of open-plan design comprising open plan sleeping, lounging, working, and eating areas.
The fitted kitchenette offers an integral fridge, gas hob, kitchen storage cupboards and drawer. An antique oak stable door leads to the very quaint bathroom (shower, WC, imam hand basin).
As a centrepiece there’s a magnificent hand-carved limestone fireplace and mantle surround.
An elaborate chandelier enhances the eclectic design of this beautifully curated space.
The cottage is flooded with natural light from two large windows and a pair of glazed French doors leading to the seaward terrace; the gardens and pool area lie adjacent.
The cottage benefits from the exceptional sea views to the front terrace with stone paving and dwarf stone walls, nestled in gardens with a cobbled path leading to the pool area immediately to the left of the terrace.
Oleander cottage offers fuel fired central heating via beautiful antique cast iron radiators. Further heating and or cooling is provided for by air-conditioning.
Oleander cottage is also proving to be a successful short-term holiday rental.
